Abstract
This page outlines the mandatory official onboarding process for all future residents. If you are on this page, we have likely already had a call, but there are several crucial bureaucratic steps remaining to secure your spot. Please read this page very, very carefully as it contains essential legal and financial information. We do not have “volunteers”; we have Residents. Welcome to the Final Step!
If you’ve arrived at this page, you are close to securing your spot at ColivingLiguria! As you’ve probably gathered from our call, we have a few necessary bureaucratic steps to complete. They aren’t complicated, but they are mandatory to ensure everything is legally clear for both you and us. Please read the following steps very carefully.
The Onboarding Process
This is a necessary procedure for every resident to ensure all legal agreements are clear and signed before arrival.
Step 1: Your First Email
To start the process, you must send an email to colivingliguria@gmail.com containing:
- A clear scan of your ID document (e.g., Passport, ID Card) that is valid for entry into Italy.
- If your nationality requires it, a clear scan of your valid Visa or Residence Permit for Italy.
- Your availability for a video call (if we haven’t had one already).
Step 2: The Video Call
I, Simone Testino, will schedule a video call with you. During this call, I will:
- Explain the project, the current state of the houses, and the community rules.
- Go over a pre-compiled copy of the Contract for Residents (the base template is available here: Contratto_di_Locazione.pdf) with you.
- Discuss and agree upon all specific details: dates, accommodation type, and any associated costs or contributions.
Step 3: Contract & Security Deposit
- After our call, I will send you the final, agreed-upon contract.
- This contract will be sent from my official, certified email address (PEC): simone.testino@legalmail.it.
- It will be digitally signed with a p7m signature, which is legally official in Italy.
- You will then have a legally signed copy from me. At this point, you must:
- Print the document.
- Send the required security deposit (“cauzione”) via bank transfer to complete your booking.

Step 4: Confirmation & Arrival
Your booking is considered complete only after two conditions are met:
- I have received your deposit in the bank account.
- You have received the final, p7m-signed contract from me.
Once your deposit is received, I will send you a second and final confirmation email from simone.testino@legalmail.it. This email will confirm your booking and remind you to bring the printed, hand-signed contract with you upon arrival.
CRITICAL: Read Before Paying
You must resolve any doubts, uncertainties, or requests for changes to the contract BEFORE you send the security deposit and BEFORE you arrive at ColivingLiguria.
Sending the deposit is the final confirmation of your booking. It implies that you have read, understood, and fully agreed to every part of the contract I sent you. The amount of the deposit is set in the contract.
Once I receive your deposit and send you the final confirmation, I will immediately start organizing everything for your arrival. I will stop taking other bookings for your spot, prepare your room, and arrange room assignments based on your confirmed dates and preferences.
This means that if you pay the deposit, as stated in the contract, you cannot expect it to be returned if you later change your mind about any details already present in the contract.
Please read the contract very, very, very well before sending any money.
You will not be given access to the house without this signed contract.

Se sei arrivato a questa pagina, sei vicino ad assicurarti il tuo posto a ColivingLiguria! Come avrai capito dalla nostra chiamata, abbiamo alcuni passaggi burocratici necessari da completare. Non sono complicati, ma sono obbligatori per garantire che tutto sia legalmente chiaro sia per te che per noi. Per favore, leggi i seguenti passaggi con molta attenzione.
Il Processo di Onboarding
Questa è una procedura necessaria per ogni residente per garantire che tutti gli accordi legali siano chiari e firmati prima dell’arrivo.
Passaggio 1: La Tua Prima Email
Per avviare il processo, devi inviare un’email a colivingliguria@gmail.com contenente:
- Una scansione chiara del tuo documento d’identità (ad es. Passaporto, Carta d’Identità) valido per l’ingresso in Italia.
- Se la tua nazionalità lo richiede, una scansione chiara del tuo Visto o Permesso di Soggiorno valido per l’Italia.
- La tua disponibilità per una videochiamata (se non l’abbiamo già fatta).
Passaggio 2: La Videochiamata
Io, Simone Testino, organizzerò una videochiamata con te. Durante questa chiamata:
- Spiegherò il progetto, lo stato attuale delle case e le regole della community.
- Esaminerò insieme a te una copia precompilata del Contract for Residents (il modello base è disponibile qui: Contratto_di_Locazione.pdf).
- Discuteremo e concorderemo tutti i dettagli specifici: date, tipo di alloggio ed eventuali costi o contributi associati.
Passaggio 3: Contratto e Cauzione
- Dopo la nostra chiamata, ti invierò il contratto finale concordato.
- Questo contratto sarà inviato dal mio indirizzo di posta elettronica certificata (PEC) ufficiale: simone.testino@legalmail.it.
- Sarà firmato digitalmente con una firma p7m, che è legalmente ufficiale in Italia.
- A questo punto, avrai una copia legalmente firmata da parte mia. Dovrai quindi:
- Stampare il documento.
- Inviare la cauzione richiesta tramite bonifico bancario per completare la prenotazione.

Passaggio 4: Conferma e Arrivo
La tua prenotazione è considerata completa solo dopo che entrambe le condizioni sono soddisfatte:
- Ho ricevuto la tua cauzione sul conto bancario.
- Hai ricevuto da me il contratto finale firmato in p7m.
Una volta ricevuta la cauzione, ti invierò una seconda e ultima email di conferma da simone.testino@legalmail.it. Questa email confermerà la tua prenotazione e ti ricorderà di portare con te il contratto stampato e firmato a penna quando verrai a ColivingLiguria.
CRITICO: Leggere Prima di Pagare
Devi risolvere qualsiasi dubbio, incertezza o richiesta di modifica del contratto PRIMA di inviare la cauzione e PRIMA di arrivare a ColivingLiguria.
L’invio della cauzione è la conferma finale della tua prenotazione. Implica che hai letto, compreso e accettato integralmente ogni parte del contratto che ti ho inviato. L’importo della cauzione è stabilito nel contratto.
Una volta ricevuta la tua cauzione e inviata la conferma finale, inizierò immediatamente a organizzare tutto per il tuo arrivo. Smetterò di accettare altre prenotazioni per il tuo posto, preparerò la tua stanza e organizzerò l’assegnazione delle stanze in base alle tue date e preferenze confermate.
Ciò significa che se paghi la cauzione, come stabilito nel contratto, non puoi aspettarti che ti venga restituita se in seguito cambi idea su qualsiasi dettaglio già presente nel contratto.
Per favore, leggi il contratto molto, molto, molto bene prima di inviare denaro.
Non ti sarà dato accesso alla casa senza questo contratto firmato.
