Building Information Modeling (BIM)
Laser scanning and 3D modeling for complete building documentation
We create professional building surveys using a rented laser scanner and Blender Bonsai. Point clouds are captured in one rental day, then modelled into a complete BIM model by our in-house expert. All rooms will be scanned empty (no furniture) for maximum accuracy.
📐 What We're Scanning
We will scan all properties currently owned, plus exteriors, land, and surrounding areas to have complete measurements for renovation planning.
Note: In Casa del Forno, we aim to remove most plaster before scanning. Old plaster is often uneven and doesn't reflect the true wall profile - scanning exposed stone gives millimetric accuracy.

🔧 Workflow
Day 1: Scanning
- Rent laser scanner for 1 day
- Clear each room of furniture
- Capture point clouds of all spaces
- Scan exteriors and land
- Export to PLY format
Processing: Modelling
- Import point clouds into Blender
- Model walls/windows with Bonsai
- Create complete 3D model
- Export 2D CAD plans
- Export to IFC (BIM format)
Deliverables
- 3D Model: Blender file
- 2D Plans: CAD
- BIM: IFC export
- Validation: Engineer signature

💾 Data Storage
Point clouds are large files (2-10GB each). We need significant storage capacity for all the scans.
- Primary: Mac (300GB available)
- Dedicated Backup: SanDisk 512GB SD (for scans only)
- Total Capacity: ~800GB available
🚀 Current Status
We are currently in the preparation phase for the laser scan survey, scheduled for Q1 2026. Data will be uploaded here as soon as processing is complete.
