Contractual Binding The following rules are explicitly stated in Attachment C (House Rules) of your Lease Agreement. By signing the contract, you have agreed to abide by these regulations. The contract remains the authoritative source for all legal and financial obligations.

Why These Rules Exist
Wood stoves and fireplaces at ColivingLiguria are extremely dangerous for two critical reasons:

🔥 Fire Hazard: Combustible materials left near stoves can ignite, potentially causing devastating fires that endanger lives and property.

☠️ Food Poisoning Risk: The ashes from our wood stoves are used for cultivating food on the property. Burning anything other than clean, designated wood contaminates the ashes with toxic substances that can poison the food we grow.
CAUTION
Full Personal Liability By signing your contract, you assume full and total responsibility for any consequence of your actions regarding stoves and fireplaces. This includes:
- Criminal liability: Including prosecution and imprisonment for negligent or deliberate fire
- Financial liability: Including compensation for the entire value of the property and damages to third parties
ColivingLiguria and the Owner are NOT responsible for any user misconduct regarding stoves.
Assigned Stoves
Your contract specifies exactly which stoves and fireplaces you are authorized to use.
- Every stove and fireplace is numbered and has its own fire extinguisher
- You may ONLY use stoves listed in YOUR contract
- Using non-assigned stoves is a violation (€50 fine)
Want to use a different stove? Submit a written request to the official email (PEC: simone.po.testino@pec.it). Requests may be accepted or rejected at the Owner’s discretion.
Safety Distance: 1 Meter Rule
WARNING
Nothing Combustible Within 1 Meter It is strictly forbidden to leave ANY combustible material within 1 meter of any stove or fireplace—at any time, for any reason, even accidentally.
Combustible materials include:
- Plastic, paper, cardboard
- Wood (except in approved containers)
- Fabrics, curtains, clothing
- Wooden furniture
- Any other flammable material
This rule applies at all times, even when the stove is off. No exceptions for “accidents” or “forgetfulness.”
Penalty: €50 per violation
What Can Be Burned
ONLY burn wood from the designated wood deposit that has been pre-selected by the Owner.
CAUTION
Absolutely Forbidden to Burn:
- ❌ Plastic of any kind
- ❌ Paper (except ignition sheets provided by the Owner)
- ❌ Cardboard
- ❌ Artificially colored materials
- ❌ Anything that is NOT wood from the designated deposit
The ashes are used for food cultivation. Contamination causes food poisoning risk.
Penalty: €50 per violation + full liability for health consequences
Permitted Stove Use
✅ You MAY:
- Take wood from the designated wood deposit
- Store wood in a container at least 1 meter from the stove
- Insert wood into the stove for ignition
- Use the provided lighter
- Use ignition materials provided by the Owner (if any)
- Remove ashes and place them in the designated ash collector
- Perform regular cleaning with provided tools only (if any)
❌ You MAY NOT:
- Move the stove to other locations
- Make any modifications to the stove
- Perform special cleaning or maintenance
- Any action not listed above
Outdoor Fires
NO fire is permitted outdoors except in fireplaces or BBQ areas explicitly mentioned in your contract.
- Normal use of outdoor fireplaces is NOT allowed unless specifically stated in your contract

Penalty: €50 per violation
Exceptions
No exceptions are made unless authorized in a signed document sent via the official email:
IMPORTANT
Invalid Authorization Methods:
- ❌ Verbal/oral permission
- ❌ WhatsApp messages
- ❌ Any unofficial communication
Only a signed document sent via official email constitutes a valid exception.
Sanctions & Consequences

WARNING
Consequences can vastly exceed your deposit amount. You remain fully liable for all damages, legal fees, and compensation regardless of your deposit.

Perché Queste Regole Esistono
Le stufe a legna e i caminetti di ColivingLiguria sono estremamente pericolosi per due motivi critici:

🔥 Rischio Incendio: I materiali combustibili lasciati vicino alle stufe possono prendere fuoco, causando potenzialmente incendi devastanti che mettono in pericolo vite e proprietà.

☠️ Rischio Avvelenamento Alimentare: Le ceneri delle nostre stufe vengono utilizzate per coltivare cibo nella proprietà. Bruciare qualsiasi cosa diversa dalla legna pulita e designata contamina le ceneri con sostanze tossiche che possono avvelenare il cibo che coltiviamo.
CAUTION
Piena Responsabilità Personale Firmando il contratto, assumi piena e totale responsabilità per qualsiasi conseguenza delle tue azioni riguardo stufe e caminetti. Ciò include:
- Responsabilità penale: Inclusa la possibilità di procedimenti penali e reclusione per incendio colposo o doloso
- Responsabilità finanziaria: Incluso il risarcimento dell’intero valore dell’immobile e danni a terzi
ColivingLiguria e il Proprietario NON sono responsabili per qualsiasi condotta impropria dell’utente riguardo le stufe.
Stufe Assegnate
Il tuo contratto specifica esattamente quali stufe e caminetti sei autorizzato ad usare.
- Ogni stufa e caminetto è numerato e ha il proprio estintore
- Puoi usare SOLO le stufe elencate nel TUO contratto
- L’uso di stufe non assegnate è una violazione (multa di €50)
Vuoi usare una stufa diversa? Invia una richiesta scritta all’email ufficiale (PEC: simone.po.testino@pec.it). Le richieste possono essere accettate o rifiutate a discrezione del Proprietario.
Distanza di Sicurezza: Regola del Metro
WARNING
Niente di Combustibile Entro 1 Metro È severamente vietato lasciare QUALSIASI materiale combustibile entro 1 metro da qualsiasi stufa o caminetto—in qualsiasi momento, per qualsiasi motivo, anche accidentalmente.
I materiali combustibili includono:
- Plastica, carta, cartone
- Legno (eccetto in contenitori approvati)
- Tessuti, tende, abbigliamento
- Mobili in legno
- Qualsiasi altro materiale infiammabile
Questa regola si applica sempre, anche quando la stufa è spenta. Nessuna eccezione per “incidenti” o “dimenticanze”.
Sanzione: €50 per violazione
Cosa Si Può Bruciare
SOLO legna dal deposito legna designato che è stata preselezionata dal Proprietario.
CAUTION
Assolutamente Vietato Bruciare:
- ❌ Plastica di qualsiasi tipo
- ❌ Carta (eccetto fogli di accensione forniti dal Proprietario)
- ❌ Cartone
- ❌ Materiali colorati artificialmente
- ❌ Qualsiasi cosa che NON sia legna dal deposito designato
Le ceneri vengono utilizzate per la coltivazione alimentare. La contaminazione causa rischio di avvelenamento alimentare.
Sanzione: €50 per violazione + piena responsabilità per conseguenze sulla salute
Uso Consentito della Stufa
✅ PUOI:
- Prelevare legna dal deposito legna designato
- Conservare legna in un contenitore ad almeno 1 metro dalla stufa
- Inserire legna nella stufa per l’accensione
- Usare l’accendino fornito
- Usare materiali di accensione forniti dal Proprietario (se presenti)
- Rimuovere le ceneri e depositarle nel raccoglitore ceneri designato
- Effettuare pulizia ordinaria solo con gli strumenti forniti (se presenti)
❌ NON PUOI:
- Spostare la stufa in altre posizioni
- Effettuare modifiche alla stufa
- Effettuare pulizie speciali o manutenzione straordinaria
- Qualsiasi azione non elencata sopra
Fuochi all’Aperto
NESSUN fuoco è consentito all’aperto eccetto nei caminetti o aree BBQ esplicitamente menzionati nel tuo contratto.
- L’uso normale dei caminetti esterni NON è consentito salvo specifica menzione nel contratto

Sanzione: €50 per violazione
Eccezioni
Nessuna eccezione è ammessa salvo autorizzazione in un documento firmato inviato tramite l’email ufficiale:
IMPORTANT
Metodi di Autorizzazione Non Validi:
- ❌ Permesso verbale/orale
- ❌ Messaggi WhatsApp
- ❌ Qualsiasi comunicazione non ufficiale
Solo un documento firmato inviato tramite email ufficiale costituisce un’eccezione valida.
Sanzioni e Conseguenze

WARNING
Le conseguenze possono vastamente superare l’importo del tuo deposito. Rimani pienamente responsabile per tutti i danni, spese legali e risarcimenti indipendentemente dal tuo deposito.
